Mistake # 1:
Making an offer on a home without being pre-approved. Pre-approval will make your life much easier so take the time to speak with a mortgage consultant. Their specific questions in regard to income, debt, etc., will help you determine the price range you should be looking in. Of course, what you're approved for and what you feel comfortable paying are always two different things so please err on the latter side. There is nothing worse than seeing homes that you "think" you can afford and finding out you can't. No other home will quite measure up and you only set yourself up for disappointment.
